There are more housing providers around INSEAD than most incoming students expect — houses run by alumni, professional residences, classic agencies, and a swarm of private landlords on Telegram. Each has real advantages. Here is the landscape as it actually is, including where we fit and where we don't.

Owner-run coliving houses
A private room in a shared house, housemates from your intake, owners who know INSEAD dates by heart. This is the classic Fonty experience and the best value-for-community ratio. It is what we offer at The Continental, The Metropolitan and Maison Royale — with one distinctive habit: our prices and availability are public and live. The honest trade-off: you share living spaces, and in some houses (including our Continental) the bathroom too.
Large residences and serviced houses
More rooms, hotel-like services, often excellent communities and organised events. Usually pricier once services are added, and lease dates can be less flexible. If the social scale appeals to you, compare the all-in monthly total for your exact dates against a coliving room — not the headline rate. Rental agencies
The widest choice of ordinary flats across town. The costs stack differently: agency fees around one month of rent, utilities “provisional” and adjusted against your deposit, and standard French leases that don't bend to INSEAD terms. Fine for couples wanting full independence who plan to stay 11+ months; expensive friction for a single term.
Private landlords on Telegram and Facebook
Sometimes genuine gems — the cheapest rooms in town, charming flats from alumni families. But quality is unverifiable, and every intake a few students get burned. If you go this route: video-call the actual room, ask for a past tenant's contact, never pay a deposit before a signed lease, and be suspicious of anyone rushing you.
How to choose: the 4-question test
1. Is the price truly all-inclusive, confirmed in writing?
2. Does the lease match your INSEAD dates — with an INSEAD-sublet clause if plans change?
3. Private bathroom or shared — and shared among how many?
4. Can you verify availability yourself, or must you take someone's word for it?
