INSEAD Housing in Fontainebleau
Finding a place to live is one of the first real decisions of your INSEAD year. Fontainebleau — “Fonty” to everyone here — is a small royal town of 15,000 people, and every intake several hundred students arrive at once looking for the same thing: a good room or flat within walking distance of campus. This guide explains how the market works, what things cost, and how to secure a home without stress.
The Fontainebleau market in 30 seconds
Three things make INSEAD housing different from any normal rental search. First, geography: the difference between a 3-minute and a 25-minute walk to campus matters enormously during P1 group work and February mornings. Second, lease periods: everything here runs on INSEAD term dates, not calendar years. Third, timing: the best homes are reserved two to four months before each intake — often sight unseen, based on virtual tours and reviews.

All prices are all-inclusive: gas, water, electricity, high-speed internet, local taxes and regular cleaning. Every home has a 3D virtual tour, its current rate is shown on its own page, and availability is published in real time.
Two rates only, based on the length of the stay and nothing else: a long-stay rate for stays of three months and more, and a short-stay rate below three months.

Lease dates follow INSEAD intakes
- 15 August → 31 December — MBA autumn term (December intake finishing, or January intake starting P3–P5)
- 15 August → 15 July — the full 11-month lease
- 15 August → 28 February — Master in Management (see the MiM page)
- January → 15 July — spring term (end of June possible on request)
- May – June — short stays, at the short-stay rate
- July — Executive summer sessions (GEMBA / TIEMBA electives, EMC modules, Summer School)
Good to know: in our homes, subletting to another INSEAD student is explicitly allowed. If your plans change mid-programme — exchange to Singapore, P4 in a different location — you can hand over your room within the community.
How booking works
- Check your dates on the availability search — what you see is live, not a brochure.
- Send a request from the home's page (you can select several homes at once). You get an instant confirmation; the owner replies directly, usually within 24 hours.
- Sign online — the lease is prepared for your exact dates and e-signed.
- Pay the deposit to confirm. Done — your home is waiting, fully set up, when you land.
Why book direct with owners
We own our apartments and have housed INSEAD students for many years. That means no agency fees (agencies in France typically charge one month of rent), no provisional utility charges adjusted against your deposit at the end, leases that match INSEAD dates rather than rigid French standards, and one person to message on WhatsApp when you need anything — not a call centre.
Frequently asked questions
When should I book for the August intake?
March to May. By June the best-located rooms are gone and you are choosing among what remains. For January, book September to November.
Can I visit before booking?
Most students book from abroad. Every one of our homes has a full 3D virtual tour — walk the corridors, open the rooms, check the light.
Can couples find housing?
Yes — private flats (Metropolitan Flats, Sablons) suit couples; some Maison Royale suites also accept couples for a supplement.
