January-intake students (the “D” cohort starting in December/January) have quieter competition than the August wave — but also fewer guides written for them. Here is how spring housing works in Fontainebleau, and why booking in autumn puts you first in line.

The January lease structure

Why January students are lucky

The August intake fights over every room; in January you inherit a calmer market. Houses that were full all autumn open up — including, in our portfolio, suites at Maison Royale and rooms in our coliving houses, all inclusive, each with its current rate published on the home's own page. Private flats for couples exist too, though they remain the scarcest category all year.

The timing rule: book between September and November. December bookings still find good homes; January arrivals booking in the same month choose among leftovers.

Is there housing left if I book in December?

Usually yes, but the best-located rooms go to September–November bookers. Our live availability shows the honest picture at any moment.

Can I extend into the summer?

Our spring leases already run to 15 July by default, so most of the summer is covered. If you need to stay past mid-July, tell us early — July is Executive-session season and we answer unit by unit.
